Working from a simple set of values is the key to our success. We provide a continuous stream of contact: in person at our new lettings office, on the telephone (including an out of hours emergency service), and via email and text; with staff who are versed in residential and commercial lettings. You won’t be passed around different departments or different people, depending on your query. In fact, you’ll probably have a single point of contact who will liaise and help you throughout the duration of your management.
We provide two options to our landlords: letting and management, or letting only. The majority of our tenants prefer the ‘full monty’ service; we market your property, find suitable tenants (by way of referencing and credit scoring) and prepare the property for move in, by making note of inventory (in the form of written records and photographs), and completing any repairs or maintenance.
During tenancies we cater to the needs of your tenants, taking charge of any queries or problems that may arise. We have an in-house team of maintenance engineers – who work solely in Sutherlands managed properties – which allows us to conduct any safety inspections or proposed work quickly and with little disruption to your tenants. Additionally, using our in house maintenance team not only saves you time, but money, as our rates are a lot more competitive than outside contractors with other overheads to cover; this work can be completed without any disruption to you. Depending on your preferred level of involvement, you can set what types of work you’re happy for us to conduct without notice, and we can inform you via a periodic report to keep you in the loop.
